Asbestos Abatement and O&M Plan

Description:  EWMA was  retained by a real estate developer to provide asbestos abatement services and to develop an Asbestos Operations & Maintenance (O&M) Plan for their property located in New Jersey.  Numerous Asbestos Containing Materials (ACM) were identified at the property during site visits completed by EWMA, including:  spray-applied fireproofing material, 12”x12” floor tile & mastic, rope gasket material, cooling tower transite material, and roofing material.

During the asbestos abatement, EWMA removed the following quantities of ACM from the property:  spray-applied fireproofing material (178,000 square feet), 12”x12” floor tile and mastic (1,800 square feet), rope gasket (15 linear feet), cooling tower transite-like material (150 square feet), and roofing material (19,800 square feet).

The asbestos containing debris was placed into double plastic bags or other suitable leak-tight containers.  Asbestos warning labels were affixed to the bags and containers in accordance with the Occupational Safety and Health Administration (OSHA) asbestos regulations 29 CFR 1910.1001 (j)(4) and 29 CFR 1926.1101 (k)(8).  The asbestos waste bags and containers were stored in a designated, secure storage area prior to shipment for disposal.  The asbestos waste was transported for disposal by a waste hauler licensed to transport asbestos waste in New Jersey, and disposed of at a landfill permitted to accept asbestos waste.  A landfill receipt was obtained for every shipment of asbestos waste.

The asbestos abatement project was completed on-time and within budget.  Upon completion of the asbestos abatement, EWMA produced an Asbestos O&M Plan for the real estate developer and provided asbestos awareness training for the employee and tenant representatives.  The O&M plan and awareness training explained how to properly contain and maintain the ACM that remained on the property after the abatement was completed, so the remaining ACM would not pose a health risk to building occupants.  EWMA also conducted bi-annual inspections of the ACM and quarterly air sampling to demonstrate that the remaining ACM had not adversely impacted indoor air quality.
