Client: Real Estate Investment Trust
Project: Industrial Hygiene Services
Location: Various Locations in New York Metro Area
Description: EWMA was hired by a major Real Estate Investment Trust (REIT) to perform industrial hygiene services. The services included indoor air quality (IAQ) evaluations, asbestos air monitoring and surveys, and mold surveys within many of their buildings throughout the Tri-State New York area. EWMA also dealt with a number of situations known as “sick building syndrome”, which consisted of occupants complaining that the environment within a building was causing them illnesses. All IAQ evaluations and other industrial hygiene services were conducted by a Certified Industrial Hygienist (CIH) under the direction of EWMA personnel, or by qualified EWMA personnel.
Indoor air quality parameters for industrial hygiene services at the subject properties were measured in accordance with applicable industry/government standards. EWMA personnel interviewed relevant personnel during the indoor air quality/industrial hygiene evaluations to better understand the nature of the industrial hygiene issues at a particular location. If necessary, a variety of air, asbestos, or mold samples were collected and analyzed to determine the nature and extent of the indoor air quality/industrial hygiene problems. EWMA’s IAQ investigations also included the collection of real-time carbon monoxide (CO), carbon dioxide (CO2), Oxygen (O2), and relative humidity measurements at various locations within each building, and on the exterior of each property.
If an indoor air quality/industrial hygiene problem was identified within one of the client’s buildings, EWMA proposed a cost-effective solution that would reduce indoor air quality parameters to levels that were within acceptable industry/government standards. Most importantly, EWMA would work with the building owner to ensure that the occupants were satisfied that the indoor air quality/industrial hygiene problem had been properly addressed and the building was suitable for occupation.
The client was particularly impressed with EWMA’s ability to respond quickly and effectively to indoor air quality/industrial hygiene problems when they became apparent at one of their buildings. EWMA’s streamlined size and breath of knowledge of indoor air quality/industrial hygiene issues is one of our greatest attributes when an indoor air quality/industrial hygiene problem needs to be addressed in a timely and cost-effective manner. Also, the client was impressed by EWMA’s ability to correct sick building syndrome problems, in which the sick building syndrome problem was often caused by exaggerated employee perceptions. EWMA assisted the client in diffusing the perception that the building was causing employee health concerns, and implemented cost-effective and efficient solutions.
