Location: Various Office Buildings in New Jersey
Description: A Real Estate Investment Trust (REIT) was purchasing a portfolio of Class A office buildings that required Phase I Environmental Site Assessments (Phase I ESAs) to be completed on an expedited basis. The real estate portfolio consisted of twenty-eight commercial office buildings throughout New Jersey.
Per the client’s Phase I ESA requirements, EWMA was required to exceed the American Society for Testing and Materials (ASTM) standard practices for Phase I ESAs by including Asbestos Hazardous Emergency Response Act (AHERA) audits of the subject buildings. Additionally, per the client’s requirements, any additional potential areas of environmental concern (AOCs) that were identified by EWMA during the Phase I inspections required additional Phase II Site Investigation sampling, for inclusion in the Phase I ESA reports. The Phase I reports, including any Phase II sampling, had to be completed with two weeks (this work would typically take six to eight weeks to complete).
The Phase I site inspections, background research, AHERA audits and any necessary Phase II sampling, as well as the review and finalization of the Phase I reports, were completed to the satisfaction of the client in less then two weeks, and the purchase of the real estate portfolio was able to occur on time.
