For commercial real estate, value is determined by the degree of risk inherent to the continuance and stability of the income stream from the property.  Environmental assessment or due diligence work to minimize and quantify risk is an essential part of commercial real estate ownership.  For more than two decades, EWMA’s team of scientists, geologists, and engineers has been providing environmental risk assurance to assist property owners with making informed decisions prior to finalizing property purchase transactions.

 

Brownfield Redevelopment
EWMA has performed over 1,500 Brownfields related assignments throughout New Jersey, New York, and Connecticut for more than 60 municipal and private party developers.  This work has ranged from simple property assessments and non-intrusive environmental evaluations (e.g., Phase I assessments) to multi-million dollar, highly complex, long term investigations and remedial cleanup actions.  EWMA has a strong record of performance with assisting site owners and developers in investigating sites to quantify remediation cost and remediating sites to gain regulatory clearance.  We have also designed a unique remediation program, known as SECUR-IT®, which provides a guaranteed fixed-price for the remediation which is backed by an environmental insurance policy to limit environmental liability.

Green Audit and Carbon Footprint Assessment
Through our Green Audit and Environmental Stewardship program, we help site owners identify business practices where an environmentally friendly approach can increase energy efficiency and save money.  We calculate your business and/or building’s current carbon footprint and offer practical, easy to implement, and cost-effective ways to lower your greenhouse gas emissions and save on utility costs, thereby distinguishing the value of your building in the highly competitive real estate market.  EWMA helps you take advantage of State and Federal financial grants and incentives to investigate and remediate your property or to implement energy efficiency measures. 

Environmental Due Diligence for Property Transactions
During property transactions, environmental due diligence is required or requested by the owner, investor, developer, or lender to identify potential environmental concerns and future liabilities.  The initial environmental due diligence step is often the preparation of a Phase I Environmental Site Assessment (Phase I ESA), which is a nationally recognized environmental site assessment standard.  EWMA prepares Phase I ESAs in accordance with the current American Society for Testing and Materials (ASTM) standard practice for environmental site assessments, the "all appropriate inquiry" (AAI) standard, the Federal “innocent purchaser” land owner defense requirements, as well as other state requirements for the defence and lender or customer specifications.  The goal of the Phase I ESA process is to identify recognized environmental conditions (RECs) based on information collected during a review of relevant environmental and historical data, a site inspection, and interviews with knowledgeable parties if further investigation of environmental concerns is warranted.

Post-Remediation Care and Continuing Obligations Management
EWMA offers Post-Remediation Care for sites that require post-remedial monitoring and reporting for ongoing regulatory compliance.  As part of our Post-Remediation Care, we provide continuing obligations management oversight to ensure that during the post-remediation stage, the client continues to meet current regulatory requirements.  Our services include comprehensive management plans and support after active remediation of contaminated property has been performed to meet all reporting obligations required by current regulations.  This includes the Biennial Certification of a Deed Notice for soil or a Classification Exception Area (CEA) for groundwater and associated remedial actions and permits for residual contamination that remains onsite with regulatory approval, and other mandatory compliance reporting to ensure long term integrity of caps and engineering controls in Deed restricted use areas on a property.
