Phase I Environmental Site Assessments

EWMA performs Phase I Environmental Site Assessments (Phase I ESA) in accordance with current ASTM standard practices for environmental site assessments (Designation: E 1527-05), the "all appropriate inquiry" (AAI) standard, as well as other customer specifications.. The findings of the Phase I environmental site assessments are presented in the form of a written Phase I Report that is available within two (2) to four (4) weeks after the site visit.

The goal of the Phase I environmental site assessment process is to identify recognized environmental conditions (RECs). The term "recognized environmental condition" means the presence or likely presence of any hazardous substance or petroleum products on the property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substances or petroleum products into structures on the property or into the ground, the ground water, or surface water of the property. The term includes hazardous substances or petroleum products, even under conditions which are in compliance with laws. The term is not intended to include de minimus conditions that do not generally present a material risk of harm to public health or to the environment, and would not generally be the subject of an environmental enforcement action, if brought to the attention of appropriate governmental agencies.

EWMA’s Phase I Environmental Site Assessment report is based on information collected during a review of relevant environmental and historical data, a site inspection, and interviews with knowledgeable parties.

Phase II Environmental Site Assessments

Phase II Environmental Site Assessments involve the further investigation of  "recognized environmental conditions" identified during the Phase I environmental site assessment; to determine the amount and extent of soil contamination, and/or ground water contamination, or any other type of contamination. Phase II investigations can include a variety of environmental investigatory procedures, including (but not limited to):

   1. Ground Water Sampling
   2.Installation of Soil Borings or Test Pits for the Purpose of Obtaining Subsurface Soil Samples
   3. Surficial Soil Sampling
   4. Underground Storage Tank Investigation
   5. Magnetometer Survey
   6. Asbestos Survey
   7. Lead Paint Survey
   8. PCB/DEHP Containing Light Fixture Ballasts and Mercury Vapor Lighting Survey
   9. Building Materials Sampling
