Potential liabilities for cleanup costs and damages due to environmental or health-related impacts may exist with any property. The identification and effective management of environmental liability is an important and integral part of the acquisition or divestiture of a business and the transfer of real estate. EWMA's experience with environmental assessments and remediation make us ideally suited to provide the range of services required for Phase I audits and other property transfer transactions.

Our Phase I and II site assessment services meet or exceed the ASTM standards for environmental due diligence (ASTM E 1527-00) and help to protect the buyer from environmental liabilities. During the Phase I environmental site assessment process, EWMA conducts a site inspection, reviews government database records, and evaluates site history to prepare a report that is used to give owners and potential purchasers pertinent information for making decisions, negotiating contracts and limiting liability. EWMA is on the approved-list for many lending institutions and can tailor a report format to your particular needs.

In efforts to conserve undeveloped land, legislation has been enacted at the Federal and State levels to promote the redevelopment of Brownfield properties, which are often located in urban areas. These laws encourage the return of mildly contaminated sites (Brownfields) to productive use through economic incentives, limitations on liability, and risk-based clean-up programs. EWMA has been involved in remediating Brownfield properties since 1988. In addition to providing investigatory and remedial clean-up services, EWMA's Brownfield consulting capabilities include: integrating environmental issues with architectural and engineering aspects of a project, identifying sources for funding and limiting liability, and conducting property valuations as they relate to environmental contamination. EWMA has also designed a unique program, know as SECUR-IT®, that is used to provide a guaranteed fixed-price for the remediation and includes an environmental insurance policy to limit liability.
